Maintenance At GPM we believe solid day to day maintenance is essential to maximizing the value of property. Our philosophy is that in the long run prevention oriented maintenance saves our clients money. When we accept a new property its structure, plumbing, electrical, HVAC systems and building code related items are inspected. Common areas and yards are also inspected for safety as well as cosmetic needs. A report accompanied by suggested needs is given to the owner for review. Annual follow up property inspections and reports are provided as a part of our high standard of service. Aside from preventative maintenance, GPM’s general maintenance services include: 1.) 24 hour on call maintenance/emergency service. An officer of the company and maintenance personnel are always on call. 2.) Arrange for cleaning, repairs, painting , floor maintenance and lock service upon vacancy (as necessary) 3.) Solicit bids for all capital improvements and negotiate contracts when necessary. 4.) Maintain fire alarm systems and insure that they are up to code. 5.) Coordinate all contracts for service arrangements; order and supervise all ordinary repairs. 6.) Coordinate janitorial services (if applicable). 7.) Coordinate trash removal/services 8.) Coordinate snow removal,/plowing/sanding/salting service (if applicable). 9.) Coordinate landscaping services and snow removal (if applicable).
